Rockville Swim Center Outdoor Bathhouse Renovation

SWSG provided design services for the demolition of the existing outdoor bathhouse and the construction of a new bathhouse. Phases included schematic design, programming, design development, construction documents, and administration. Design elements included: accessibility for senior citizens and ambulatory disabilities, energy-efficient design elements, low maintenance, bio-rational and energy-efficiency components, lines of sight throughout the building for supervision, safety and risk management and control, facility equipment, and security. Energy-efficient design elements included, low maintenance, bio-rational, and energy-efficient components.

Fairfax Rec Center LED & HVAC

SWSG provided electrical engineering services for three FCPA recreation centers to prepare CDs to convert all existing interior fluorescent lighting to LED lighting and provide lighting controls. Services included verifying existing fixture and switch counts, locations; and construction documents including single line and load calculations for the trade permit. SWSG also provided MEP engineering services for two recreation centers for RTU, ERU and AHU replacements. Construction documents, administration services, and punch list inspections were provided.

Giles Run Bridge & Trail

SWSG has successfully replaced twelve Fairfax County Park Authority bridges, including the Giles Run bridge—a 130’ single-span steel pedestrian bridge across the Giles Run stream. It aligns with the existing trail in Laurel Hill Park’s Greenway Trail system. SWSG prepared CDs for the site work, bridge, and adjacent wing walls. As all construction occurred within the floodplain and Resource Protection Area, complete revegetation of disturbed areas was necessary. Additionally, SWSG conducted a Water Quality Impact Assessment (WQIA) and floodplain study.

SWSG prepared a facility assessment report on the existing conditions in the mechanical equipment spaces serving the natatorium. AE services were provided for construction documents and  administration for the replacement of HVAC equipment. Dectron DHP units were replaced with indoor units in the natatorium. The pool water piping was replaced between Dectron units and heat exchangers. Pumps and heat exchangers were replaced and UV water purification systems were provided.

SWSG provided AE and CM services and a full-time on-site construction manager for an office build-out whose scope included: pre-design field surveys, test fit, CDs, finishes color boards, bidding and bid analysis, construction administration, and closeout documents. Services included project management, and architectural drawings which included test fit, space planning, floor plans, finishes, and detailing. The MEP design included HVAC systems, plumbing systems, wet-pipe sprinkler work, AC power utility services, power distribution, and fire alarm modifications.

Wedgewood Apartment HVAC/Boiler Study

SWSG provided mechanical and electrical engineering services to inspect and analyze the existing boiler and chiller systems, and other related MEP systems. Services included thorough field investigations of existing conditions, systems analysis, cost analysis to convert from central heating and cooling to heat pumps, cost estimate for immediate and long term needs, schematic of all buildings, central plant locations, and distribution piping. A comprehensive report incorporated the findings, analysis and cost estimates.

Ferlazzo Housing Office Modifications

SWSG provided AE services to review ADA compliance of interior spaces and modify three areas of the housing offices. The design included suite entrance doors, breakroom renovation, new finishes for paint, base, and doors, ADA compliant security access, relocation of network copiers, installation of LED lighting fixtures, HVAC modifications, new carpet, and the creation of a new administration supervisor office. SWSG prepared a concept plan for the scope of work and construction documents. Permitting and construction administration services were also provided.

SWSG provided AE services to implement upgrades to two existing residential buildings to improve their compliance with UFAS. Field surveys were conducted, recommendations and cost estimates presented, and construction documents were prepared for a series of capital upgrades: Parking lots sealed and repainted, accessible kitchen counter & cabinets, replacement of deck and handrails, compliant doors, frames & hardware, interior painting, drywall modifications, fire alarm system & smoke detectors, exterior unit heat pumps, thru-the wall HP, replacement of domestic water piping, kitchen and bathroom equipment purchases, and all fixtures.

Lincolnia is a three-story assisted and independent living facility for senior citizens with an Adult Day Health Care Center and Senior Center. SWSG prepared CDs to renovate the entire facility. The scope of work included a new HVAC system with building automation system, new building generator, lighting level investigation to meet current illumination and energy codes, upgraded fire alarm, elevator controls, and elevator equipment replacement. The scope also included interior design upgrades for architectural finishes: carpet, tile, counter tops, and wall coverings.

SWSG provided AE services for a Conditions and Needs Assessment (CNA) for the Braddock Crossing Group Home called Sojourn House. Sojourn is a two-story building connected with two single-story buildings, on a corner lot with surface paved parking. SWSG identified short- and long-term maintenance needs, consisting of maintenance, repair and replacement work for a 20-year period. The report included building envelopes, structural integrity, interior walls and finishes, mechanical systems, site work, plumbing systems and fixtures, fire protection, life safety systems and accessibility.

Group Home Conditions & Needs Assessments

Fairfax County Department of Housing and Community Development (DHCD) desired a Conditions and Needs Assessment (CNA) for nine group homes, ranging in size from 1632 SF to 11,414 SF. SWSG provided AE services and identified short-and long-term maintenance needs, repair or replacement work over a 20-year period. The report included recommendations to remedy deficiencies, photographs and cost estimates. The scope covered building envelopes, structural integrity, ceilings, finishes, signage, mechanical systems, site work, parking, walkways, fencing, plumbing & fixtures, fire protection, life safety systems, field tests for airflow, elevators, and accessibility.

Offices-Campus Lighting Study & Design

AE services were provided for the measuring and recording of existing lighting levels for the interior and exterior of five offices and five garage locations. Light-level readings were compiled and high/low median readings were tabulated. A two-volume report was presented and CDs were produced based on report recommendations.

Quantico Marine Corps Museum CFS

SWSG engineers provided cold-formed steel design for the museum at Quantico Marine Corps Base. The building is approximately 48 feet high, with an additional mast feature resembling the Iwo Jima memorial. SWSG designed cold-formed steel framing for the walls that are above ground, the mast, and a 24’-0” deep underground HVAC support system vault.

DC National Air & Space Museum CFS

The National Air and Space Museum project was a revitalization of a downtown national museum. SWSG provided structural engineering services for cold-formed steel framing. Services included elevation drawings, partial plan layout, wall sections, connection details, header schedules, sill schedules, jamb stud schedules, and calculations.

National Museum Of African American History & Culture CFS

SWSG provided structural engineering services for exterior cold-formed steel framing for UHPC (precast) panel at the exterior porch steel columns for a new five-story museum. Services included seismic and load calculations. The structural design included the Porch, Corona, Orientation Theater, Oprah Winfrey Theater and escalators.

SWSG provided AE decommissioning services to perform a high scope demolition design for a one-story 20,240 SF communication facility. The scope included site visits to determine the consistency of current site drawings. Critical infrastructure and non-critical demolition designs were prepared. Demolition documents were provided and a  construction design for a previous admin area restoration of the original tenant space.

The scope included site visits to determine the consistency of current site drawings. Critical infrastructure and non-critical demolition designs were prepared. Prince William County desired a Master Plan to best utilize the existing assets and forecast future facility requirements for the Woodbridge Senior Center, Woodbridge Library, and Potomac Library. SWSG provided AE services for a Master Plan which presented concepts, recommendations, and action plans to improve service delivery, maximize use of space and minimize facility-related costs. The plan documented and identified requirements for five, ten, and twenty years.

Fauquier Behavioral Health Facility

SWSG provided AE services to develop programming and special space needs study for a new facility at three potential locations. Services included providing an evaluation study which included programming, feasibility report, space plans with elevations, and ROM opinion of probable construction cost estimate, and a 3D BIM renderings of the preferred site. SWSG provided full AE services to construct the new facility.

Berkeley Co. Water Authority OPS Center

SWSG provided full AE building design services for CDs for a new maintenance facility and admin/customer service building designed to meet LEED certification requirements. Features included storm water management, reduction of heat island effects and potable water usage, use of high efficiency HVAC equipment, use of energy efficient lighting, and natural day lighting techniques.

Fauquier Board Of Supervisors Room Design Study

SWSG developed BIM conceptual renderings and budget construction estimates to renovate the Board of Supervisors meeting room located inside a historical 1870’s structure. SWSG provided AE  services to develop several alternative floor plans of the room for county consideration, including room finishes, egress, accessibility, HVAC, lighting, audio-visual, and structural modifications.

Tampa Data Center Master Plan & Expansion

SWSG provided architectural and engineering for master plan design services. The scope included project management, 2N electric utility with discrete stand-by power systems, hot aisle containment, infrastructure and A/E concept drawings. The scope of work included field survey, electrical drawings for AC power, mechanical drawings, permit application drawings, common systems coordination, record drawings of new equipment, panel schedule and electrical one-line.

Aurora Data Center Expansion

SWSG provided AE design services for a mobile switch operation center expansion. SWSG provided project and construction management and administration services. The expanded data center space accommodated 96 new  cabinets, two new 2500Va services and two new 3.0 mW generators.

Bellevue Innovation Lab Tech

SWSG provided AE and CM services for the renovation of the existing MIU tenant space adjacent to the existing north lab. The program included initial and future data rooms, BTS room, project rooms, fuel vault, AC and UPS power rooms, DC power room, device labs, support areas, and a receiving area. The design included an interstitial roof and exterior steel dunnage platform to support exterior mechanical equipment.

Bothell Data Hall & Generator Uplift

SWSG provided architectural-engineering and project management services for the design of the replacement of the existing generators with two (2) 2.0 mW generator units to complete capacity uplift. Services included construction documents and construction management.

Cub Run Child Care Renovation

Chantilly, VA

SWSG provided AE services to Fairfax County Park Authority to renovate a portion of an existing exercise room into a child care facility. SWSG prepared concept designs having secure entrance foyer, play area, cubbies storage, water fountain, accessible bathroom, storage closet and MEP upgrades to connect existing infrastructure.

Riverbend Park Maintenance Building

SWSG provided AE services for a new 2,340 SF wood frame building to house equipment and vehicular storage, work areas and a unisex restroom. Services for the new building included BIM-REVIT design, construction documents, budgetary cost estimating and building permit submission.

Laurel Hill Park Restroom Building

SWSG provided AE services for the design of a new 1200 SF restroom building located within the boundaries of the District of Columbia Correction Facility Historic Overlay and the National Register of Historic Places. The project included schematic drawings, construction drawings, construction administration services, and cost estimates for the planned improvements.

Hidden Oak Nature Addition

Annandale, VA

SWSG’s design included an expansion with multipurpose room and office and renovation of existing center to meet ADA requirements. Features included renovated existing toilet area, alteration of the existing office with a new reception desk, floor replacement throughout, and additional exterior door. The design relocated the existing pond and added ADA walkways. SWSG provided a LEED Credit Score Sheet.

Floris UMC Church Addition

Floris United Methodist Church was building a 22,000 SF three-story addition to their existing building The exterior walls to the addition are framed with cold-formed steel and vinyl siding and stone veneer.  SWSG provided structural engineering for cold-formed steel exterior framing. Services included plan layout drawings, sections, connection details, header schedules, sill schedules, jamb stud schedules, and calculations. The design included light gage kickers at storefront openings, platform framing, and framing between metal truss outriggers.

Piatt Place Penthouse Residences

SWSG provided structural engineering services for cold-formed steel of exterior and interior framing for downtown condominiums of a seven-story structure. Three floors, all framed with load bearing cold-formed steel, were added to an existing four-story building. At the top three floors the load bearing walls framed with cold-formed steel also are designed to be the lateral load resisting framing system. Piatt won Honorable Mention Award for Innovative Design from the Cold-Form Steel Engineers Institute.

SWSG provided structural engineering services for exterior cold-formed steel framing of a new 252,000 SF five-story office building. Services included plan layout drawings, sections, connection details, headers, sills, jamb studs, and calculations.

GMU Student Union Addition & NW Housing

SWSG provided structural engineering for cold-formed steel exterior framing of a four-story 65,000 SF addition to the Student Union Building. Services included plan layouts, sections, connections, headers, sills, jamb studs, and calculations. In addition, SWSG provided cold-formed design for exterior framing for walls and non-truss framed roof areas of two seven-story residential northwest housing units.

VDOT Manassas Residency Office Exterior Facade

SWSG provided structural engineering services for exterior cold-formed steel framing of the façade and soffit of a new one-story VDOT office. Services included plan layout drawings, sections, connection details, headers, and calculations.

MGM National Harbor Casino

SWSG provided structural engineering services for cold-formed steel design of a new 80 ft multi-story 28,800 SF casino with exterior and interior building framing assemblies including a theater ramp. At the 2017 Cold-Form Steel Engineers Institute awards ceremony, SWSG received the First Place Award for Design Excellence commercial project Award for our innovative steel design of the new MGM Casino at National Harbor, Maryland.

Pittsburgh Penguins Ice Arena

Penguins new Ice Arena exterior walls are framed with cold-formed steel and metal panels and brick. SWSG provided structural engineering for cold-formed steel exterior framing. Additional work included checking existing wall studs for additional signage weight and torque from tube steel outriggers, ATM framing opening details, shaft wall internal bracing details, and glass guardrail details.

National United States Marine Corps Museum

Quantico, VA

SWSG provided structural engineering for the cold-formed steel exterior framing for a two-story circular building and 150 foot mast. Additional cold-formed steel framing included HVAC duct enclosure at the foundation wall, framing to support the stone veneer at the interior of the museum, and framing plans sections, details, calculations for curved roof above the elevators at the interior observation tower in the main viewing room.

SE Louisiana Veterans Hospital

The SE Louisiana Veterans Hospital is a new multi-building hospital campus covering twelve city blocks totaling 29 acres. Buildings for which SWSG provided services include Inpatient, Diagnostic and Treatment, Outpatient, Transitional Living and Rehabilitation, and Central Energy Plant. Total gross square footage of the project is approximately 1.6 million SF. plus an additional 800,000 gsf of parking structure. SWSG provided structural engineering services for exterior cold-formed steel framing for blast loads as well as hurricane wind loads.

NMAAHC: National Museum Of African American History

SWSG provided structural engineering services to design exterior cold-formed steel framing for a five-story new museum on Constitution Avenue. Services included a letter with seismic and load combination calculations and future review of non-conforming conditions. Features included the Porch, Corona, Orientation Theater, Oprah Winfrey Theater and escalators.

National Air & Space Museum

Washington, DC

The National Air & Space Museum is the fifth most visited museum in the world. The 2018 revitalization project aimed to make it the most visited museum in the world. SWSG’s key role included design of cold-formed steel structural for the noise control ceiling in the IMAX theater, design of CFS load bearing structure in the Planetarium, framing design for various architectural features, and exterior cold-formed steel wall and curtain wall support framing. Services included elevation drawings, partial plan layout, wall sections, connection details, header schedules, sill schedules, jamb stud schedules, and calculations.

Washington DC Baseball Stadium

SWSG prepared cold-formed steel design and calculations for interior and exterior framing for a new 800,000 SF major league baseball stadium with 50,000 seat capacity. The project included the press box floor system, whirl-pool bath floor systems, suspension design for glass sliders at owner’s suites, and field inspections.

Huntley Tenant House Restoration & Adaptive Use

The Tenant House c. 1827,  was the  completion of the final phase of Huntley. SWSG provided historic preservation services for the exterior restoration and interior adaptive use of the tenant’s house. Architectural engineering services provided construction documents, cost estimates, and selected construction administration services. Changes included in the floor plan, electrical, plumbing, and mechanical systems to comply with code. Civil drawings were provided indicating limits of all proposed disturbances to allow for review by Cultural Resources.

Sully Site Improvements

Due to a road entrance closure, the Sully Historic Site required a new entrance drive and parking lot. SWSG prepared site plans to demolish the existing entrance, parking, and service road; create an agricultural interpretive field; provide new site lighting; and add ADA-compliant walking trails.

Luckett's Schoolhouse Repairs

Luckett, VA

In order to correct damage caused by wood rot in beams and columns, SWSG performed a structural study of the old Luckett’s Schoolhouse, and prepared construction documents for the repair work. Developed in accordance with the Secretary of the Interiors Standards for the Treatment of Historic Properties, the plans detailed the structural repairs, and specified the repair for the three-coat plaster.

Barrett House HSR & Treatment Plan

The Barrett House, used as an officer’s residence at the Occoquan Workhouse, was assessed for its architectural, mechanical, and electrical condition. An appropriate treatment plan was prepared outlining recommendations. Conceptual drawings of the building at different construction phases were prepared.

Idlewild Ruins Stabilizations

Idlewild, an excellent example of Gothic-revival architecture, was devastated by fire in 2003. SWSG preformed a structural analysis of the ruin, prepared stabilization plans, and managed the stabilization construction. A treatment plan was developed to guide future restoration or adaptive re-use rehabilitation.

Spindle Sears House Restoration

The Spindle Sears House, a Sears catalog Brentwood model, has retained almost all of the original fixtures, as evidenced by SWSGs comparison of the house to the Sears ‘33/’34 catalog. Original Sears blueprints, obtained from the daughter of the original owner, influenced the design of necessary missing features in the preservation repair.

Innovation Barn Adaptive Reuse

SWSG prepared a feasibility study and schematic design for the rehabilitation of a hollow-tile barn for use as public office space and community use. Code analyses, including ADA, were conducted. The schematic design retains key historical features. A Historic Preservation Certificate Application was prepared. The National Park Service preliminarily determined that the barn meets the National Register criteria.

Rehabilitation plans were prepared to adapt the home for museum and office use. Exterior restoration, major structural repairs, foundation and roof repairs, and new mechanical and electrical systems were included in the scope of work. A foundation drain was installed around the perimeter of the house.

Ben Lomond Site Master Plan

SWSG prepared a site master plan for the development of parking, trails, and stormwater management. Management zones were established to protect resources: heritage resource protection zone, community resource zone, and entrance zone. Historical research identified areas at the site that have a high potential for archaeological significance. These areas were protected. SWSG conducted a public presentation of the proposed master plan, and solicited public comment.

Leesburg Jail Intensive-Level Survey

An intensive-level survey was conducted and recorded with the Virginia Department of Historic Resources. A history of the site was prepared to determine if earlier jails and/or French and Indian forts contribute to the site’s significance. An analysis of the building construction and materials and an archaeological investigation with preservation recommendations were performed.

Located in Bluemont’s historic district, SWSG provided full A/E services to address E.E. Lake’s structural and HVAC equipment deficiencies and provide full accessibility compliance for the renovation. Community and support groups presentations were made. SWSG provided historical A&E services to prepare a Historic Structure Report, treatment plan, and opinion of probable cost. The treatment allowed for office and museum use while emphasizing repairs. A historical finish analysis, an environmental evaluation, and asbestos testing were conducted. Preservation and restoration efforts sought to create an authentic historic experience that supports interpretations for the 1810 – 1935 period of significance.

SWSG provided AE services for the assessment of the existing site condition, challenges and limitations. SWSG conducted a zoning and ordinance review to identify AHU restrictions including noise, height and use restrictions. Headquarters Network Operation Center

The Dallas headquarters was a four-phase design/build project converting two individual tenant spaces into a Network Operations Control Center (NOCC). It also included a telecom lab, a data center and 20,300 SF office space. The project involved site surveying, a facility assessment report, design phase, permitting and construction. The converted NOCC space included satellite monitoring stations, 60’ ft’ visual projection system, high-tech conference room, a laboratory, data center, AC and DC power, UPS’s, 500kW stand-by generator, FM-200 and pre-action system, and site security.

The project included a new chilled water system with the capacity for traditional CRAC cooling as well as high-density cooling in the data center area. The analysis considered the loading generated from a 6-tier 4 post high density shelving configuration. Structural engineers prepared CDs for the foundation and framing included concrete spread footings, structural steel primary framing, open-web steel joist roof framing, masonry interior load-bearing walls, and cold-formed steel exterior walls. In the vaulted ceiling, curved steel beams and hidden steel connector plate details were used to allow a full glass wall to give users the adjacent tree canopy view.

The Herrity parking garage green roof project involved the design of a vegetated roof for the upper-level parking garage.  The design incorporated the goals and requirements from the Programming Document developed previously by various departments within Fairfax County for the project. Prince William County desired to demolish the interior of the office space located above the baseball field concession area, including components of the structure that suffered fire damage. SWSG has designed eight Fairfax County Park Authority pedestrian bridge replacements. SWSG provided architectural, civil and structural engineering services for a 75’ single span steel bridge, 10’ wide, making a perpendicular crossing of Cub Run Stream. The design provided for an 8’ wide paved pedestrian trail, approximately 1,150 feet long, which extends an existing paved trail to another existing paved trail which are all located inside the resource protection area and the floodplain.

The new facility included a switch room with 200 equipment cabinets with infrastructure sized 8KW each and a new cooling system with rooftop condensers. The structural design included a Zone 4 seismic roof-top platform, roof access ladder and stair system, common systems seismic supports, equipment footings and foundations, and seismic bracing, including bracing of cable tray systems, and secondary interior roof system capable of supporting the cable trays.

The mechanical design involved replacing two split-system gas-fired furnaces and air conditioners, along with ductwork systems and rooftop units featuring dehumidification and hot gas reheat. Structural reinforcement of the roof was necessary to support the new rooftop units. Additionally, the project included electrical work such as lighting, power, and communication plans for the office, covering workstations, an uninterruptible power supply (UPS), LED light fixtures, and panelboards. The project also incorporated features to ensure accessibility, including the addition of ADA compliant restrooms.

Fairfax County Park Authority desired an ADA-compliant interpretive trail to lead from information kiosks to the historical monuments at the top of the hill, then winding back down to the parking area.  SWSG prepared civil engineering site plans to develop the park. The 1,335 LF interpretive trail was designed to create interest, anticipation, and unexpected viewscapes. The trail system was ADA compliant, complimented the battlefield, was beneficial in reducing the amount of storm water runoff, and hid water quality BMP facilities.

Our full AE design retained the character-defining features and minimized repair costs. The historical integrity was maintained by retaining and repairing the existing timbers. A hidden CFS building frame and new lighter metal roof was installed. The updating included LED lighting, fire sprinkler system, and geothermal HVAC. The project won 2011 Signatures of Loudoun Award for Design Excellence.

Huntley Historic Site Restoration

SWSG provided AE/CM services to convert a shipping warehouse into a 41,000 SF data center and testing lab facility with 7.5MW utility and 9MW generator backup power.  The design included data halls, BTS room, 28 RF chambers, DC, AC and UPS power rooms, device labs, support areas, receiving area, and fuel yard.  Features include three 2.5MW redundant electric services with backup UPS power and three 3 MW generators with 20,000 gallon fuel system. Several schematic design options were submitted to the Warrenton Architectural Review Board in order to provide ADA accessibility, and to increase the occupancy load by creating a second exit. An addition was constructed that is sympathetic to the historic character of the old library. The design utilizes a glass hyphen between the old and new structures to maintain the form of the historic building.

Fairfax County Park Authority desired an ADA-compliant interpretive trail to lead from information kiosks at a new parking lot to the historical monuments at the top of the hill, then winding back down to the parking area.  Working with an FCPA project team, which included a Civil War activist and battlefield monuments trustees, SWSG prepared civil engineering site plans to develop the park.

SWSG provided design services for the demolition of the existing outdoor bathhouse and the construction of a new bathhouse. Phases included schematic design, programming, design development, construction documents, bid support, and construction administration. Specific design elements included: accessibility for senior citizens and ambulatory disabilities, energy-efficient design elements including low maintenance, bio-rational and energy efficiency components, lines of sight throughout the building for supervision, safety and risk management and control, facility equipment and construction materials designed for long life-cycle cost, and security. SWSG provided architectural and structural and civil engineering services to replace the surface decking and toe rails of the 18,500 SF of boardwalk including enlarged classroom platforms and observation tower. Options were explored to further enhance visitor interaction with the wetlands environment, including transparent sections in the deck, lower and/or floating boardwalk sections at the water level and replacing existing steel guards with a less obtrusive style.
